Holiday villa near Rome - Surrounded by olive trees and vineyards in the gentle hills to the north of Rome is this charming small villa located in the beautiful countryside of the Sabina region. The property has tiled floors, beamed ceilings and is elegantly furnished with country antiques giving a traditional Italian feel typical of this region. A spiral staircase links the ground floor to the first floor. There are spacious grounds of approximately 7000m² (unenclosed) given over to lawn, roses and shrubs.

A covered terrace offers a welcome place to relax in the shade whilst seating areas on the terrace around the pool offer a spot to dine al fresco. There are panoramic views including towards the nearby village of Selci, less than a mile distant, with a backdrop of green hillside and woodland. A country road passes alongside the property.

The nearby village of Selci offers local amenities (restaurants and shops) whilst the eternal city of Rome is about an hour away; clients interested in archaeology may also wish to visit the Etruscan sites at Viterbo, Tarquinia and Tuscania.

If you want to visit Rome but don't fancy driving and parking in the city, why not take the train from nearby Gavignano or Stimigliano stations, right into the heart of the capital? These local stations are about 15 minutes away and train times are available locally. The owner has provided a detailed information folder in the property for guests, including itineraries of visits in the local area and recommended activities in Rome. Horse riding is available locally.

NB: the grounds are not fully enclosed and a small country lane runs approx. 100 metres away from the house - care with children.
