Ideally located on the Lazio/Umbrian border, within walking distance of the village of San Severo and 15 minutes away from the splendid Medieval hilltop town of Orvieto and Lake Bolsena, this restored 16th century farmhouse with private pool makes an excellent base from which to explore three of the most beautiful regions in Italy: Umbria, Lazio and Southern Tuscany.
Extensively renovated and tastefully furnished, Santa Costanza lends itself to easy living and provides a comfortable, spacious accommodation for a relaxing holiday in the green heart of Italy. This traditional country villa boasts many original features, including thick stone walls, known as tufo, to keep the house cool and floors laid with local, handmade bricks. A lovely garden features mature trees, Mediterranean shrubs and colourful flowers. Beautiful views can be enjoyed whilst dining al fresco under the covered pergola.
From the property, it is about half a mile's walk into the local village of San Severo where there are local amenities in the form of a grocers and bar. Nearby Orvieto offers a wider selection of shops, weekly markets, many excellent restaurants and 'trattorias' and, arguably, one of the finest Gothic Cathedrals in Italy. There are many fascinating towns of both Tuscany and Umbria within day trip's distance, including gems like Montepulciano and Perugia. Other attractions include nearby Lake Bolsena; here there are volcanic sandy beaches to enjoy, as well as swimming, sailing and boat trips to the islands in the middle of the lake. The lake is only ten minutes away from Santa Costanza and still off the beaten tracks of mass tourism. For a change of pace, the eternal city of Rome is about an hour's train journey from Orvieto.

The water is pure enough to drink and the lake teems with fish, some of which are served at the lakeside restaurants. And if you're here in July you might enjoy a drive to Todi to see the international ballooning competition. ”
