Umbria/Lazio borders country villa with pool on wine estate - La Flaminia boasts an enviable setting amongst the lovely undulating hills which are so typical of central Italy. Here you can simply relax by the pool, soak up the rural views, discover ancient hilltop towns, enjoy water sports at Lake Bracciano or change the pace with a trip or two into Rome, just an hour away. This is authentic Italy, slightly off the beaten track but close enough to very easily rejoin it whenever you want!
You will find shops and restaurants at the nearby little town of Otricoli, which is perhaps best known for its position on the Via Flaminia, the ancient road built and used by the Romans to travel from the centre of Rome, across Lazio and Umbria to the Adriatic coast, and subsequently used in medieval times to continue on to Ravenna. Certainly Rome would make a wonderful day out from this villa. The fast train from Orte station (easy parking) will get you to the centre of Rome in just 50 minutes! Beautiful historic towns such as Assisi, Viterbo and Tarquinia would also make particularly memorable trips.
The famous Marmore waterfalls are only a short drive away and really not to be missed by any visitor to this area: you can go rafting here too.
Another worthwhile trip from this country villa with pool on wine estate is Lake Bracciano, a volcanic lake offering a wide variety of water-based activities. A day out at the seaside is perfectly possible too, with resorts only an hour and a half's drive west, on Lazio's Maremma coast.
Wonderful location and totally private. Otricoli, just a short country drive away, is superb; you can enjoy an ice cream in the local gelateria here! There are two good restaurants in town, both with pizzas and a full menu as well. There are also 2 supermarkets, a pharmacy, fruit and vegetable shops, art galleries, bar/cafes, a dry cleaners, a variety of small shops and a beautiful Catholic church. The next nearest village, Calvi dell'Umbria, is also charming: there is a good supermarket just outside and a nice restaurant with a terrace dining area to enjoy the view while you have lunch or dinner. The villa itself is great, with everything you need for a happy holiday, plenty of space, lots of flat lawns for children to play, and lovely country views. You can sample (and buy, if you like!) the excellent wine grown on the estate. Superb location for getting to know the regions of Umbria and Lazio: absolutely ideal for a first taste of Italy or for those who know the country already and want something away from the crowds.

Over an acre of enclosed grounds with mature oaks and olive trees, roses, extensive lawns, pergola-covered dining terrace, private 10m x 4m swimming pool (depth: 1.10m-1.60m, Roman steps entrance); pool shower, BBQ, table tennis, slide (care with children), swing, henhouse, hammock, parking for 3-4 cars.
Included: pool towels, WiFi internet, use of floating pool chairs.
Extras: maid service €9 per hour, cook (typical Umbrian dishes and other meals) €100 + cost of food, winter heating. Wellness day on request. Babysitting service. Archaeological guided tour. Visits to La Flaminia's vineyards & winery and wine tastings can also be arranged for tasting wines grown on the estate. Guests wishing to participate in the wine harvest may also do so (dates subject to slight seasonal variation). A local tourist tax may apply.

We have returned safely from our holiday at La Flaminia. We had a wonderful time, the villa and it's setting was all that we could have wished for and the family that owned it were very friendly and helpful.
